i had this house listed only months ago for $179,000 - but due to a family emergency i could not show the house at that time...now the weather is getting cold and i am a senior citizen who absolutely cannot ( due to serious health conditions live in winters this cold)......so my loss is the gain of whomever purchases the house...first and foremost....please do not contact me just to inquire...... or if you are a real estate agent...I AM NOT LISTING IT WITH ANY;FORM OF REAL ESTATE AGENCY OR PERSON....this listing here on craigs list is a one shot deal....and an incredible steal of a deal at that...i need to sell fast ...so if you are just looking or arent' sure if you are ready to buy a house or if you are not financially equipped to move ahead quickly please dont waste your time or mine.... ,,,here is my position....i am listing the house here at an incredible drop in price .. a drop.of $100,000.00 yes....i'm for real - just months ago i had it listed for this price and a number of the real estate people that i am friendly with from my neighborhood assured me that this was a more than reasonable price for the house even with the work that needs to be done....however a member of my family fell seriously ill and i was faced with either nursing them back to health or showing the house....the decision was a no contest for me as the person who fell sick was my child...who by the way had pulled through beautifully and i dont regret the choice i made ..not even for a moment...but now we are faced with my health...which includes 3 herniated discs, osteoporosis, degenerative joint (spine) disease and a more recent brush with thyroid cancer....bottom line the cold weather up here in the mountains compounds every one of these health issues...it becomes very simple for me...when i am in warm dry weather i have very little pain ...when i spend winters up here in the catskills i can unfortunately say that i spend the better part of each week close to bed bound...so here is the decision i have made..i am going to put the house up for sale here at a ridiculously reduced price for the sole purpose of inspiring a quick sale...it will not be listed for long because like i said i need to go asap as it is already getting cold here in the mountains...therefore i have set a date in my head as a last possible sale date - if i dont have a viable deposit on the house in escrow by the time this date rolls around - i will simply auction the house off immediately, i have already contacted the auction house and they have accepted it for auction which is why i am being so firm in saying it wont be here for long....so if it is the house for you [lease act on it....as once it becomes unlisted on craigs list it will go into auction and then it is gone... ...i am well aware that lots of people use many different tactics to sell houses....you wont find that here...with me what you see is what you get and if i feel for just a second that someone i am dealing with with regard to the selling of the house is not playing straight with me or not as sincere and serious about the purchase as i am ...the deal will be off in a flash....because this realy IS an incredible deal....and i am not desparate....i am not in foreclosure....if it doesn't sell here it will certainly sell in auction...it is just that my goal is time and i just though i would give craigs ist a try in case there might be that one person who really knows what they want and can recognize what an incredible deal they would be getting and is capable of moving ahead with out any hidden surprises... ...so now that you have the background...let me tell you about the house....it is a very old charming victorian home....it was once a rooming house, and it still has all the hookups in each bedroom for individual sinks in each room and the sinks i believe are all in the attic and can be hooked up - it has been a bed and breakfast and it has also been a large single family house....the upstairs master bedroom (which is huge and has a walk in closet) has a exposed brick section on one wall and a flue attachnent...there used to be either a fireplace or wood stove here and it can easily be made into a fire place or a wood stove hoo up again ...and it doesnt get much more charming than that! i raised my children in it and you couldn't top the christmases here....it was near identical to the house in the movie ....It's A Wonderful Life"...right down to the wooden bannister with the corbel piece that keeps coming off in jimmy stewarts hand (however our corbel is glued tight and sturdy) but you get the picture and so did my kids every christmas eve....you wont find a better winter house for kids or adults....it is minutes away form the schools which are great and less than 5 minutes from hunter mountain ski resort and less than 2 minutes from Kaatersakilll falls - i cant even begin to describe to you the beauty of these falls - people come from all over in the summer just to see them and picnic by them ...you are also literally 3 minutes from north lake which has an awesome camp ground and scenic lake for small boats and swimming....so you get the picture....it is a resort area ....which makes this house an incredible money maker...you can rent it out to skiiers for ski season and make thousands for just the winter season and then have the house to your self at off season and then rent it again or not for the summer season and collect loads more dough....and then have it again for sept, oct, and nov for yourself....the house has 5 bedrooms so you can charge quite a high price for ski season rental...or you can live downstairs and just block the upstairs entrance (it would take abut 2 pieces of plywood)and you can rent out the upstairs for ski and summer season (it has a complete separate bathroom) and still have a very large and complete apartment for yourself downstairs complete with eat in kitchen, huge living room and huge dining room and bedroom and laundry room...or you can rent the upstairs year round for a secure income...or you can do what my friend does,,,,,,she rents the rooms individually like a motel would and she makes money hand over fist...she gets $90 a night per person and her set up has literally made her rich in a period of 5 years...all you need is clean sheets for each room when someone new arrives and clean towels....and a huge pot of coffee in the front room in the morning....she says the hardest thing she has to do is drive to the bank to deposit the checks:)... ok...now the logistics....it is a victorian house ...i would say close to 100 years old...i will tell you the wonderful things first and then the not so wonderful things... ...it has 5 bedrooms...mostly very large bedrooms....2 full bathrooms one upstairs one downstairs...a large eat in country kitchen...a broom pantry i the kitchen..and a laundry room off of the kitchen...it has a large dining room that is nice and bright and airy...i'll try to include a couple of pictures of the dining room and it has a living room that i adore...as it is classically victorian..it has the lovely wall paper with the little flowers and the french doors (they are in terrible shape so i purchased another (era correct) set that are in good condition and they are beautiful and can be factored into the sale of the house....the living room has a beautiful brick fireplace (i will also put some pictures of the living room and fireplace in this ad) the living room has tons of windows and is a light magnet...there is only one bedroom in this house that isnt blinded with light most of the day and that is the maids quarters which is right off the kitchen (which also has a little pantry in it)...sorry 2 pantries..and the maid quarters was redesigned to have less light ...they took out the big picture windows and put in one smaller window....it was to raise the temperature in the winter and it worked it is alot more air tight since they did the....ok...back to the living room...it has a working fire place...just needs a cleaning and a liner and it presently has an air tight large wood stove which i may leave behind...it was originaly $3,995.00 and it heats up the living and dining room far more than you would think...nice and toasty...and creates the most beautiful ambience at holiday time...the dining room is nice and large bright and has shared many a thanksgiving dinner with my family....all the floors are wood floors...and 2 or three of them even have the thick wide plank wooden floors,,,the house has the original wood trim....i have put all brand new anderson windows in the house including the basement...thss cost thousands of dollars and they are only 5 years old...we have well water and oil heat...meaning it is heated with oil and has a radiator i every room...all the radiators are in perfect working order...some may need bleeding ..but that is simple i used to do it myself..the roof is an architectural roof and in excellent condition ...it has a full attic...and an unfinished basement.;..the house has never flooded out ...it has never even come close due to the design in the basement it literally cant flood...you would have to see it to see what i mean,,,the taxes just went up a little and i believe they are just a little more than $3,000.0 - that is more than reasonable considering my best friend lives in saugerties and she has to sell her house that has been in her family for hundreds of years due to the fact that the taxes in her town have gone up and she is now paying $12,000.00 approximately a year...that will never happen to this house ...because the town really does not want the house being sold and resold and resold on a revolving door kind of conveyor belt and continually changing hands....because it is historically known as the "Gateway House To The Catskills" because if you get off the thruway at the catskill exit and enter the catskill by driving up pallenville mountain...my house is the first house you see when you hit the top of the mountain and it is classically victorian . in addtion to this fact ....the town has been very generous with regard to my house with it's various programs of town renovation and has done numerous renovations and repairs to the house to the tune of thousands of dollars , please keep this in mind when i begin mentioning what the house needs....as far as repairs and updating...there are all kind of programs and free assistance available for this particular house...heck about 8 years ago they painted the entire exterior of the house a bill which came to over $10,000.00 and i never had to contiriute a penny to the project and i dont have to pay a penny of it back..however you do have to be low or middle income for some of the assistance...however i don't know of anyone who has ever applied for help and been turned down... ....i originally bought this house for 2 reasons...i wanted my children to grow up in that classic victorian house in the country ...with all it's warmth and charm and true quaint and old fashion feel of "grandmas got cookies in the oven" and everything is right with the world...And that is exactly what they experienced growing up in this house and to this day they talk about how wonderful it was having holidays in this house and what a great sense of freedom they felt because it was so big that they never felt cramped or laustrophobic...the second reason was because i could see beyond a shadow of a doubt that it was the perfect mney maker...with the littlest amount of effort...as my lifes work didnt provide a pension plan so social security wasn't going to be enough for me to live on so when i put it on paper i figured a very conservative income from simply renting 4 of the 5 bedrooms to the skiiers and just for the weekend would easily bring me about $1,300.00 a weekend which adds up to about $5,200.00 a month and that would be if i rented the rooms minimally ...meaning only fri, sat and sundays...and so for me it was a the perfect house ...as the location lends to it always being in demand for an over night rental..if my body hadn't taken the turn it did ...this house would have supplied me with the utmost n financial security in my later years and if it got to a point where i wasnt up to making the beds or washing clean sheets or towels ...i could always hire some weekend help ..and so this possibility is opne for the person who does wind up buying the house it was my dream come true house and i will miss it terribly...with a little bit of money and a little bit of enthusiasm and elbow grease this house could be restored so easily and most of the repairs are cosmetic so they can be done bit by bit while one lives in the house...the house has 4 beautiful stained glass windows and the most beautful dark wood trimmed large picture windows that face the front ..very classic ...very classy..regardless of how much work needs to go into it...there is no way that whom ever buys this house is ever going to take a loss on it..i can say this with confidence that if the new buyer invested $10,000 in the house he or she could easily flip the house and sell it in a heart beat for twice what he paid for it .....once the house receives the tender love and care it needs ..selling it for $150,000 would be a breeze..i have checked and there isnt one single beautiful victorian house with the character and charm and massive space that this house has that comes any where near that asking price.....above anything else it would sell easily because of the location ...the location is perfect..skiiers are always looking for houses there's lots more charm to the house but i could go on forever...i think you get the picture ,,,and now for the negatives...i mentioned that the entire house has wooden floors...and it does however they all need a good cleaning and haven't thad one in years...it hasnt caused permanent damage..for the most part they are all in tact and beautiful under the dirt...they just need some murphy oil...and maybe a light stain or oil...or maybe not..maybe a little protector but they dont need to be scraped and polyurethaned...thats a big job and it really isn't necessary...they would be beautiful just cleaned up...now the big problem is that the boiler ha a crack in it/i dont know if it can be fixed or whether you have to get a new one...however this is what i mean when i say often the town agencies will help in a situation like this...because of the lack of a boiler i dont have any hot water however yuo dont have to purchase a new boiler to get water running....it needs a hot water heater which years ago i picked up in the want ad digest for $100.00...the water situation is easily remedied and fairly cheaply fixable...i will start at the beginning ...there are 2 pipes that are cracked in the basement...they froze in the winter during a snow storm ..i was out of the country and stupidly did not call anyone to run over to my house and turn the heat up...in 15 years this is the only time that this has happened...where the pipes are split it is so easy to fix...in fact if i didnt have back problems i could do it myself....you can fix pipes just fine with a couple tubes of the latest industrial gorilla glue or any opoxy glue...i know i have fixed cracks in pipes before with this glue...once they are repaired the cold water will work just fine...luckily there isnt anything wrong with the water pump...and if you install say a $150.00 50 gallon hot water heater....(it can easily be hooked up to the electricity in the house ...this is the way i always had it...so you dont have to lay any new lines or wires or anything...and this would give you plenty of hot water..it would take very little money and not much work at all...the boiler is another story..that would cost a few grand ..but again there may be financial help for you ...if not there are alternatives...so many today...like using gas...or going electric ..i think the electric company up here for only a couple of hundred dollars might outfit the house with electric heaters as long as you use them as your main source of heat..so that would cut repair bills way down....both bathrooms need updating but are fine but dont need to be remodeled immediately they are still pretty the way they are with the right dressing...ok a couple more repairs..a pipe also needs to be fixed in the upper bathroom ...once it is fixed the water will run freely into the bathroom ....this pipe also broke when the ones ni the basement broke -/however there arent any broken pipes in the bathroom on the first floor so you will have both tub and shower and sink working just fine as soon as the hot water heater is in...there are some places like the kitchen and one upstairs bedroom and the livng room that need some ceiling tiles replaced...this is a no brainer and cheap to do...it is those kind of tiles that just fit into each other like puzzle pieces...i have replaced them myself before ....nothing to it...however in the living room the ceiling will need to be painted as there are water marks from an airconditioner over flowing ...they are not leaks from the roof...the roof is good nan strong...also the picket fence needs a few little repairs...it certainly doesnt need replacing and the last item that might need fixing is the kitchen floor...when the pipes broke it soaked the kitchen floor but that was so many years ago...it left the floor damaged not the linoleum on top but the actual flooring underneath...and so it has a literal dip in it over by the sink...as i said it has been like this for a decade and is not dangerous it is more of an aesthetic thing..i can think of anything else that needs repair...oh theres always the beautifing of the place but whatever money goes into this house is well spent as you are literally spiffiing up an incredible huge antique!~!!!!! and a gorgeous oner at that! some people dont like that the house is on a main road and some love it...i loved it...because this deems it commericially viable...any kind of store i.e., an antique or vintage store can be opend on the bottom floor, and i've always thought it would be awesome with a little gourmet cafe there as it would be the first opportunity for coffee as you hit the top fo the mountain/..it holds so many possibilities..and most important to me is YOU DONT GET SNOWED IN as the town plows that main street!!!and yes it is noisy sometimes with haines falls automotive across the street but they close at 5pm and so in the evenings and nights it is usually nice an quiet and on the weekend as well......the noise never bothered me...it let me know that there was life around me!!! people energy!!! so take a good look at the pictures attached...it is not of all the rooms...you will see the living room and dining room and the blue bedroom and if i have some more of them ...i will also show you the outside of the house...once you have taken a good look and thought it all through .....if you are really serious and if you really can see what you will be getting here for such a low price.... and if you are seriously interested and want the adventure of your life (i know because in my life i have bought 11 handy man specials and rehabed all of them)i and made between $35,000 to $145,000.00 on each of the houses and i didn't take a loss on one of them - and it was a blast doing it...i really enjoyed it...it was so much fun watching the houses come alive...and carrying all that money to the bank...oif you are really serious....i will be happy to talk to you and possibly move ahead...you can contact me best by
